14 Soundview Owners Corp. Parking Lot and Garage Regulations
These regulations are in effect for the parking lot and garages of 14 Soundview Owners Corp. and will be enforced without exception, unless expressly authorized in writing by PLI Management.
- Usage: The parking lot is exclusively for residents or authorized guests of 14 Soundview Owners Corp. who are in good standing. Exceptions require Management Company approval and Property Manager’s written consent.
- Eligibility: To qualify for a parking permit, the applicant must be a tenant-shareholder or permanent resident of 14 Soundview Owners Corp. as verified by a valid Proprietary Lease Agreement or equivalent proof. The applicant must also be in good financial standing and possess a valid state vehicle registration, driver’s license, and current car insurance.
- Replacement Vehicle Grace Period: If a licensee damages their car beyond repair, they can retain their parking permit for three months, provided they inform PLI Management in writing of their intention to keep the space. If the licensee sells their car, they must notify PLI Management in writing within 30 days of the sale. Subletting during this grace period is prohibited.
- Permanent Residents: These are individuals listed on a current lease, including their spouse and children who reside in the unit permanently. They are eligible for one parking space per apartment. All others need to provide residency proof to access parking privileges.
- Expiration of Grace Period: After three months, if a licensee doesn’t obtain a replacement vehicle, they must forfeit the parking permit as notified by PLI Management. On receiving the expired permit, their parking obligations will end.
- New Applications: If a resident surrenders their parking permit, they must reapply and join the waiting list for a new parking sticker.
- Authorized Resident Termination: Authorized residents disposing of their vehicles must give written notice to PLI Management 30 days prior to license termination.
- Guest Parking: Guests may park from Monday-Friday 9am-5pm anywhere, and after 5pm and weekends in designated guest spots displaying a guest pass. One guest car per unit is permitted, and if a longer stay is needed, approval must be obtained in advance from PLI Management. Residents may only use guest parking when regular spots are full, and contractors need advance arrangements. Lost guest passes will be replaced at a fee of $10.
- Garage Usage: Residents with garage leases must use them as primary parking. Parking in general lots for loading or unloading is allowed for a maximum of 30 minutes. Violations may lead to warnings, towing, and possible revocation of garage rights.
- Termination: Parking licenses terminate automatically upon a licensee’s death or apartment sale. Surviving permanent residents may retain the space by signing a new agreement and registering a car in their name within 30 days.
- Towing and Booting: Illegally parked or unauthorized vehicles will be towed or booted at the owner’s expense. This includes vehicles parked without a valid pass, blocking access, with invalid license plates, taking up more than one space, or parked in snow removal spots during storms.
- Revoking Parking Privileges: Ignoring parking rules, poor standing on co-op payments, or misuse of guest parking may lead to loss of parking privileges, including secondary car permits, garage rights, and waiting list status.
- Decals and Guest Passes: These can be obtained from PLI Management.
